C.H. Little & Associates Rental Qualification Criteria
Thank You for choosing C.H Little & Associates! Our goal is to provide an exceptional living environment and outstanding service. Qualification standards include but are not limited to, the following criteria.
Age Requirements
Lease Holders must be at least 18 years of age. All Lease Holders and Occupants age 18 years or older are required to submit an application for approval.
Identification
Government issued identification is required as part of the application process. Accepted forms of identification are a valid driver’s license, state issued identification, passport (US or Foreign) or Military Issued Identification. If supplemental identification is required, accepted forms are valid copies of I-551
- Employment Authorization, Permanent Resident Visa, Form I-20 or I-94 US Customs and Border
Protection ID.
Previous Residences
All applicants and occupants must have at least 12 months positive rental history within the past 24 months. Rental history must be free of evictions, skips and/or delinquencies. No rental history may require an additional deposit. Addresses indicated on the credit report(s) must exactly match residences listed on the rental application.
Income
The total gross income of all leaseholders must not fall below 3 times the amount of rent. The income requirement may be modified if required by federal subsidy programs. A guarantor or additional deposit may be required if the income requirements are not met. Income verification is required by submitting the applicant’s most recent paycheck stubs reflecting a minimum 30 days of employment. If the applicant is self-employed, the four (4) most recent bank statements, CPA or last year’s tax return are required. If the applicant is newly employed, an official offer letter including salary and start date from employer is required. If not employed, evidence of regular income must be provided.
Pets
Pet restrictions vary at each property. If you have pets, please refer to the property website or contact the property manager for clarification.
Fair Housing
C.H Little & Associates complies with all federal, state and local regulations regarding Fair Housing for all applicants and residents regardless of race, color, religion, sex, national origin, familial status or handicap.
Acknowledgement
C.H. Little & Associates requires a completed application for each leaseholder and adult over the age of 18 that will be living in the home. You will be submitted for an overall credit, background, and eviction screening upon completion of the application. There is an application fee of $75.00 or $100.00 for two applicants payable in a money order or certified check due at the time that you want to submit your application. This fee partially defrays the cost of administrative paperwork during the approval process. The amount of application fee is non-refundable and is required to begin processing your application. You may not withdraw your application or payment of application fee once it is submitted. Please allow 3-5 business days from the day your application is submitted with all proper documentation for an application decision.
You declare that all your statements on this application are true and complete. You authorize us to verify the same through any means, including consumer reporting agencies and other rental housing owners. You acknowledge that you had an opportunity to review our rental selection criteria, which includes reasons your application may be denied, such as criminal history, credit history, current income, and rental history. You understand that if you do not meet our rental selection criteria or if you fail to answer any question or give false information, we may reject the application and retain all application fees. Fax or electronic signatures are legally binding. You acknowledge that all required documentation must be provided within 48 hours of your application submission or the application may be cancelled.
